  1. Occupation Right Agreement (ORA) or a Licence to Occupy (LTO): This allows you to live in a unit or apartment for as long as you wish, but you can’t sell the house or include it in your will, as you can with a regular home.
  2. Capital gains and losses: As you don’t own your apartment or townhouse, you won’t benefit from any capital gains. The flipside is that you also won’t be affected if the price of your home drops.
  3. Deferred Management Fees: A deferred management fee is deducted when you leave the village to cover the long-term running costs of the community. The fee structure and percentage can vary between providers, so make sure you understand exactly how and when it’s applied.
  4. Ongoing additional costs: Everyday living expenses usually aren’t included in the price of buying your apartment. You’ll need to factor the costs of power, internet or any other services into your monthly budget.

Traxx towed my stabicraft 1850 boat on its trailer from Rotorua to Chch. I confirmed purchase monday and the boat was in Chch Thursday. Excellent service , great communication. Ra even secured things that were flapping around on the boat that the dealer hadnt picked up on. Would highly recommend
