There are lots of reasons to retire in Hamilton. But before you start exploring retirement villages, it’s important that you understand how they operate. 

In most cases, you will need to purchase a home or apartment in your chosen village. Here’s how it works:

ORA or LTO

An Occupation Right Agreement (ORA) or a Licence to Occupy (LTO) means that while you are allowed to live in a retirement home or apartment, you don’t actually own the property. You can’t leave it to your family or sell it on the open market.

Capital gains and losses

Any gains and losses stay with the owner of the property – your retirement village provider. Some villages do have shared equity arrangements, but they’re usually independently operated. Check the fine print before you sign anything.

Deferred management fees

A deferred management fee is charged when you leave the village to help cover the long-term costs of running the community. Fee structures vary between providers. Make sure you understand exactly how much it is and when it’s applied.

Ongoing additional costs

Everyday living expenses usually aren’t included in the cost of your house or apartment. You will need to cover things like power, internet, and other amenities.
